A visit usually takes between 30 minutes and 1 hour to complete depending on the size of the property.
Your EPC is usually completed and emailed within 24-48 hours.
An EPC is valid for 10 years. If you already have an EPC that is still valid but you've made significant changes to improve the energy efficiency then you can get a new assessment to show off all your hard work.
Yes, landlords must have a valid EPC before renting out a property.
We take a lot of measurements and assess the standard of parts of your property such as the loft insulation and windows. We take as much detail as possible and calculate your rating based on government guidance. We don't take an opinion, your result is based on data.
Some really important things for my visit though include:
I will need to take measurements and pictures around the property to document and assess its's energy efficiency.
I will need access to the boiler (without this I can't complete the assessment) and if possible access to the loft.
When you get your EPC the figures for your energy usage may be different to what you actually use. Don't worry this is normal and it's because the EPC will show what the average cost would be based on the average levels of use for your type of property. You might pay less, in which case well done 😀
By making the figures based on average use it makes it easier for potential buyers to compare different properties.
